What is Newstead Belmont Hills Golf Resort and Spa?
The Newstead Belmont Hills Golf Resort and Spa is a full service resort destination that offers amenities such as an 18-hole golf course, a world class spa, 2 tennis courts, swimming pools, 2 restaurants, room service, concierge service, housekeeping service and bell service.
The resort is located right on Hamilton Harbour with spectacular views of Hamilton and the surrounding area. The resort combines traditional Bermuda architecture with new Bermuda design, keeping the old world charm of a small boutique hotel and cottage community.
What opportunities for ownership are being offered?
A limited number of luxuriously appointed studio, one-, two- and three-bedroom suites are available. Each residence features a kitchen area, generous bathroom and a well-appointed living and bedroom area in each configuration. All suites will have a commanding view over the gardens to the ocean, and across to the city of Hamilton.
What is "Fractional Ownership"?
Your investment is in a 1/6th deeded interest in your chosen residence. Each interest is fully transferable. The 1/6th interest allows the owner 8 weeks of usage per year, two weeks in each season. Newstead Belmont Hills enables owners to maintain the balance between how much leisure travel they desire at a minimum financial commitment to meet those needs.
Is this a "Timeshare Development"?
No. Timeshare is the ownership or "right to use" a specific amount of time at a residence. In essence, in timesharing developments, you purchase time. Ownership at Newstead Belmont Hills carries a deeed freehold interest of a specific residence at the resort.
What if I do not use all of my 8 weeks?
Any unused time by each owner will be put into a rental pool. The management company will market the unused inventory and will oversee the care and maintenance of each individual residence. The management company and the owner will split the revenues 60/40, with 40% going to the owner.
How are my 8 weeks scheduled?
Newstead Belmont Hills uses a fixed week rotating schedule that allows each owner 2 weeks of usage, 4 times a year. Each owner will be able to occupy his or her residence 2 weeks in the winter, spring, summer and fall. This schedule will rotate each year to ensure each owner enjoys a fair and equitable usage pattern.
Will I be able to exchange my ownership at Newstead Belmont Hills with other resorts?
We do not presently participate in any exchange programmes, but if owners desire that in the future we would consider joining them.
Can I purchase more than one fraction?
How many "Fractional Ownerships" will be sold?
There are 45 residences, or 270 fractions.
As an owner do I receive a golf membership to the Belmont Hills Golf Club?
Yes. All owners will receive a golf membership to the golf club. Each owner, when in residence, will have full golf privileges. Members pay only cart fees when playing at the Belmont Hills Golf Club.
Which family members have ownership privileges?
Spouses and dependent children under age 25 have full ownership privileges.
Do owners pay annual maintenance fees?
Yes. The annual fees pay for the following: common area maintenance, building maintenance, insurance, property tax, utilities, water, cable television, internet access, trash removal, window washing, landscaping, golf annual dues, housekeeping fees, accounting and management fees, furniture, fixture and equipment replacement reserve.
Who determines the maintenance fees and controls the operation of the resort?
An owner elected Advisory Board reviews the budget and owners fees on a year by year basis. The Advisory Board works in conjunction with the owner of the core facilities in operatinf the resort.
What are the core facilities?
The core facilities include the guest reception building, the restaurant and bar, the spa building, swimming pool, tennis courts, retail space, office space, golf course and clubhouse.
Do owners pay lodging fees when in residence?
No charges for basic services while in residence, (daily maid service and a full service check out cleaning after you have departed) are included.
